Safety, Privacy (Inspections) and Security

Your landlord can only enter the property if they have a valid right of entry. 

A ‘reasonable time’ is:  

• Between 8am and 6pm on weekdays; 

• Between 9am and 5pm on a Saturday; or 

• At any other time agreed between the landlord and the tenant. 

Written notice is to be provided on a Form 19 – Notice of Entry.

Your landlord can conduct a routine inspection up to four times in any 12-month period.  

There is no set period that needs to have passed between inspections, provided there has been not more than four within 12 months.

You are entitled to quiet enjoyment of the property, without interference with your reasonable peace, comfort or privacy.  

A single entry without notice is a breach of your landlord’s obligation to provide notice but may not amount to an interference with your quiet enjoyment or reasonable peace, comfort or privacy.  

If your landlord enters the property without first providing notice, you could write to your landlord, setting out the entry into the property and asking that your landlord gives you correct notice in future.  

You should keep a written record of times and dates when your landlord has entered the property without notice.   

If your landlord continues to enter the property without notice, this may be an interference with your quiet enjoyment or reasonable peace, comfort or privacy.
